<p>The chart below reflects the rising prices in Franklin, MA over the past month.  Both list price and sold price have risen and there is now only a 1% average difference between both.  This can be attributed to the many bidding wars in which homes are selling at and over their asking prices.  The overall trend is leaning towards a healthier, appreciating market as compared to the past few years of depreciating prices.</p>
<p>The average list price is <strong>$391,187 </strong>and the average sold price is <strong>$385,106. </strong>There were <strong>27 sold homes</strong> during the past 30 days and most were in the under $500,000 range.</p>
<p>There is still a severe home shortage as the flood of prospective homebuyers are fueled by low interest rates and expectations of rising rates in upcoming months.</p>

<li><strong>Honest recommendations</strong>&#8211;My sellers learn from me exactly what is needed to prepare to show the home properly so they can get the highest price; they are provided with vendors if painting or other work is needed.  I let them know that their sale is a business decision and that my recommendations are only to benefit their bottom line.</li>

<p>&nbsp;</p>
<ul>
<li><strong>Honest pricing</strong>&#8211;My sellers are provided with a market analysis that specifies a likely selling price within a $10,000 range.  They are informed about whether the market is on a depreciating or appreciating trend to prepare for what could occur during the upcoming weeks. Properly pricing from the start will sell the home, but if it is over-priced &#8220;the market/buyers&#8221; will tell you by not making offers and making purchases elsewhere.</li>

<li><strong>Communication&#8211;</strong>Every seller prefers different means of communication.  I ask my sellers how they would like to hear from me each week with feedback.  Is it email or text messages they prefer?  Maybe a phone call is the preferred method.  Some sellers want to keep in touch more frequently than once per week so it is important to have this discussion.</li>

<li><strong>Negotiations</strong>&#8211;A discussion before the home hits the market  about some possible offer scenarios, and what to expect allows my sellers to be prepared when the actual offers do come in.</li>

<li><strong>Inspections</strong>&#8211;Attend inspections to be able to report any unanticipated issues back to the seller.  This also provides an opportunity to get to know the buyers and be better able to anticipate any negotiations over repairs.</li>

<p>The past few months in <a title="Franklin MA Real Estate" href="http://www.franklinmahomes.com/" target="_blank">Franklin, MA real estate </a>and surrounding towns have developed into a <strong>seller&#8217;s market</strong> where the available inventory of homes is extremely low.  Since interest rates remain at record lows and the number of buyers is at an all-time high, bidding wars have become commonplace.  Little did I realize the relevance of my college economics professor who drilled the &#8220;supply and demand&#8221; theory into our heads!</p>
<p>This weekend a 2 bedroom pristine custom-built, completely updated 1970-built ranch-style home on an acre lot hit the market and although my prospective buyers decided against it due to the lack of a third bedroom, I learned that 8 offers had come in within hours of the open house!  A similar scenario was a listing of mine that had 45 people lined up waiting for the door to be unlocked and some folks waiting an hour just to be let in the door of this small home!</p>
<p><strong>Buyers have started to engage in buying frenzies just to be able to buy while interest rates remain low. </strong> <strong>The prediction is that low rates will soon be a distant memory and this is fueling the panic buying.</strong> </p>
<p><strong><em>What is a buyer to do?  </em></strong>Some have expressed fears of overpaying for a home and their wish to avoid this frenzy entirely.  Right now it looks like the only way to avoid the seller&#8217;s market and low inventory is to wait until the winter when BOTH interest rates AND home prices will be higher.</p>

In fact, the MBA predicts that interest rates will reach 4.2 percent for 30-year fixed-rate mortgages by the third quarter of 2013 &#8211; and will continue to rise steadily.</strong></div>
<div>If you wait to refinance and rates go up even as little as 0.539 percent (the difference between the April 12 rate and what it&#8217;s predicted to be by the end of the third-quarter), it could make a big difference in what you&#8217;re shelling out both monthly and over the life of the loan.</div>
<div>If you&#8217;re a half-point above the market, realistically, it probably makes sense for you to be refinancing.</div>
<div>For example, let&#8217;s say you have a $300,000, 30-year fixed-rate mortgage, and you&#8217;re unsure about refinancing now or waiting a few months. If you waited to refinance and interest rates did go up to 4.2 percent, here&#8217;s what the numbers would look like with a 3.67 percent interest rate, and a 4.2 percent interest rate, respectively:</div>

<p>Some of the most common issues that have arisen during home inspections have to do with cracks in an exterior chimney, loose seal on outer electric box or rotted sill below a window.  These are all relatively <strong>minor issues that could be easily repaired BEFORE</strong> the home hits the market.  A homeowner could get repairs done without spending a fortune whereas<strong> if these issues were not repaired, a future buyer could imagine the actual cost as being much more than the reality.</strong></p>

<li>Property is taxed on a per $1000 basis of the assessed value&#8211;<em><strong>Franklin, MA current tax rate is $13.73</strong> </em></li>
<li>Tax rates have nothing to do with home prices</li>
<li>Tax rates do not change with a change of ownership</li>
<li>Tax rates only change when the town decides it needs to raise its tax base</li>
<li>Some towns have actually reduced their property tax rates due to less need for revenue&#8211;<strong><em>Franklin has done this on a few occasions</em></strong></li>
<li>At closing you will likely pay some taxes up front along with your first mortgage payment and homeowner&#8217;s insurance</li>
<li>Tax rates can vary greatly from town to town even for the same price home</li>
</ul>
<p><strong>It is important for first-time buyers to be aware of tax rates for towns that they are considering since a high tax rate could negate the savings on an otherwise low priced home.  A <a title="Franklin MA Real Estate" href="http://www.franklinmahomes.com" target="_blank">Franklin, MA home </a> and a Holliston, MA home both asking the same $265,000 price end up costing almost a difference of $1900 when property taxes are factored in.  The Holliston home will cost $438/month in taxes where the Franklin home costs $281/month.</strong></p>
